How timeshare commissions actually work
Resort sales rooms pay 4–10% of contract value for front-line agents, with closers and TOs (take-over managers) earning additional overrides of 1–3% on the deals they touch. But three mechanics matter more than the headline rate:
- Down-payment gating. Many resorts don't pay full commission until the buyer's down payment (commonly 10–30%) is collected — and some scale the commission itself by the down-payment percentage. A "6% commission" on a low-down deal can be a fraction of what the same contract pays fully funded.
- Volume tiers, often retroactive. Monthly volume brackets are standard, and in many rooms hitting the next bracket re-rates everything you sold that month. One more contract on the last day can be worth thousands across your whole board — if you know exactly where you stand.
- Rescission clawbacks. Cooling-off laws (5 days in Mexico, 3–10 days in most US states) let buyers cancel; commissions advanced on rescinded deals come back out of your next check.
Payment timing: the corporate calendar
Resort payrolls rarely pay "when the deal closes." Mexican operations typically run catorcenal calculation periods paid on corporate quincena dates (the 15th and end of month), so a sale made early in a period can pay four weeks later. Between gated down payments, staged payouts, and clawbacks, a busy rep always has several thousand dollars in flight — knowing what lands on the next payday is the whole game.
